Welcome to our mold inspection services, where we prioritize your health and well-being by ensuring the safety of your living environment. Our aim is to identify any potential mold presence or conditions conducive to microbial growth within the visually inspected or sampled areas at the time of our service.

Our mold inspections encompass a meticulous visual assessment, precise air/swab sampling and analysis procedures, or a combination of both, as detailed in the initial agreement. Following this thorough examination, sample collection, and laboratory analysis, we provide our clients with a detailed written report. This report offers clear insights into whether mold or conditions indicative of mold growth were detected in the designated areas.

Rest assured, our diligent approach and commitment to transparency ensure that you receive accurate information to make informed decisions about your property's safety and maintenance.

Mold growth on a roof in an attic

Visible apparent mold like this on the roof sheathing in an attic is a good reason to test for mold.

How are mold tests conducted?

A mold inspection will investigate and report on

•    Moisture intrusion;

•    Water damage;

•    Musty odors;

•    Apparent mold growth;

•    Conditions conducive to mold growth

•    The results of a laboratory analysis of all mold samplings taken at the building

What is air sampling?

Air sampling might be required when there is a suspicion of mold presence, such as noticing musty smells, yet visual inspection fails to confirm it. Swab or tape samples are also taken if visible apparent mold is present. The samples are sealed and sent to a lab for identification. The results are typically received within 3 days of mailing.

Air sampling cassettes are used to collect airborne particulates.

Potential mold in a garage

These spots in a garage could be mold, or they could be from something else. Swab or tape sampling is a good way to get more information.

How are mold tests interpreted ?

There should not be any mold indoors that isn't also present outdoors, and the amount of indoor mold should not significantly surpass outdoor levels. When swab, tape, or air samples are taken they are sealed and sent to a lab for testing. Our mold testing laboratory Prolabs  will then create a detailed report and we will discuss all of the details together.
